MAILBAG: How many postcards should I send for my Real Estate ...

Q: Dear Chris:

I am somewhat new to the Real Estate industry and getting ready to embark on my first geographic marketing campaign. I?ve read things you?ve written about how to pick the right farm area, but I?m trying to figure out how many cards to send to the farm area?

Should I do 200? 500? 1000? More?

Any advice you can give would be greatly appreciated!

A: Hi Roger:

Thanks for your email! Sounds like you?ve done your homework with the selection of your farm area. As you?ve read in many articles I have written on the topic, choosing the right farm area is a process.

Just as important as where you farm, how many people you mail to is just as, if not more important. Usually when I meet with agents about farming, they automatically assume that as a business owner, my objective is to sell them on the largest farm area (translation: most postcards) possible. The truth is though that it?s the exact opposite. In fact, I regularly suggest to agents that they cut their proposed farm area by as much as 50%.

Why you ask? It?s simple. In Real Estate, mailing postcards to a farm area is a long term process. People are inundated with media these days and as a result, it can take anywhere from six to eight months to start to build up a head of steam and see some measurable results.

Because of this, I always suggest to the agent to do as many homes as they can (at the end of the day, it is a numbers game), BUT only do as many as they can comfortably afford to cut a check for, every month, without fail, even if they don?t start getting results for six to eight months.
